We have a 4000 square foot home that we are looking to downsize from.  We have owned this home for over 15 years, but children are gone now.  Here are some of the features;
5 bedroom, 
3.5 bath, 
2 fireplace, 
1 woodstove, 
Large formal living 
Large family room with high ceilings, 
Large dining room
Low maintenance yard, 
Double garage
Large spaces separating home, so plenty of privacy
Plenty of storage under the home
Schools, parks and walking trails nearby

What I am looking for is around 2500 to 3000 square foot home.  
The areas I am interested in are;  Milwaukie, Happy Valley, Damascus, and all areas nearby each.
Yes, there will need to be money involved in the trade.
